“The pandemic forced many households to embrace online buying,” said economist Robin J Brooks of Brookings Institution. “They’ve never gone back to old habits.” The impact on department stores has been devastating. Once-powerful brands have faced bankruptcies and mass closures over the past five years. As Brooks noted, these stores have lost their economic relevance.

Malls, once cultural and commercial cornerstones, are also fading fast. Their decline, driven by e-commerce growth, inflation, and changing consumer preferences, has been stark. Between 2017 and 2022, roughly 1,170 malls shuttered annually, per Capital One Shopping data.

Mall Closures Signal End of an Era Nationwide

As of 2025, only about 1,200 malls remain across the United States. Projections are grim, with estimates suggesting just 900 will survive by 2028. An alarming 87% of large malls are expected to vanish within the next decade.

Iconic locations are not immune to this collapse. The San Francisco Centre in California, once a retail titan generating massive revenue per square foot, now sits 93% vacant. This data, reported by The Wall Street Journal via Trepp, underscores the crisis.

Specific closures highlight the personal toll of this transformation. A cherished department store in Texas permanently shut its doors over the holiday season at a prominent mall. Elsewhere, three major retailers recently abandoned another well-known shopping center in a mass exit.

The raw numbers are staggering for traditional retail. By the end of 2025, over 8,100 stores closed nationwide, marking a 12% increase from the previous year, according to Coresight Research. This wave of closures shows no sign of slowing.

Warehouse giants like Costco and Sam’s Club have fared better in this evolving landscape. Meanwhile, even big-box stores like Walmart, which initially thrived during the pandemic’s early stages, are now losing ground to online platforms, as Brooks observed.

The retail apocalypse, far from over, continues to reshape how Americans shop. “This transformation is ongoing,” warned Brooks, signaling persistent challenges ahead. The shift to digital and warehouse models appears irreversible for now.

Future of Retail Hangs in Uncertain Balance

While some companies have stabilized by 2026, the shopping environment is unrecognizable compared to 2019. Department stores, once the backbone of retail, are now shadows of their former selves. The rise of e-commerce has permanently altered consumer behavior.
