According to the Daily Mail, new data reveal a staggering nationwide trend: parents are shelling out massive premiums to buy homes in the best school districts across the United States.

This financial burden, uncovered by Realtor.com through online traffic analysis between May and July 2025, shows how far families will go for quality education.

Unpacking the Premiums for Elite Education

The data focused on listings tied to schools rated at least 8 by GreatSchools.com, highlighting districts driving homebuying decisions.

In 27 of the 50 most sought-after districts, median listing prices hit $1.21 million—135% higher than surrounding metro areas.

This isn’t a coastal anomaly; it’s a pattern spanning the entire country, proving education’s price tag knows no borders.

Mountain Brook, Alabama: A Southern Standout

In Birmingham, Alabama, the Mountain Brook area stands out with home prices averaging over $1 million, compared to $300,000 citywide—a 241.5% premium.

Mountain Brook Schools, founded in 1959, serve 4,400 students across six campuses and are often ranked among the nation’s best.

“Our school system is consistently ranked as the top in Alabama,” said Sam Gaston, Mountain Brook’s City Manager, emphasizing community support.

Southlake, Texas: The Highest Premium Nationwide

In the Dallas-Fort Worth area, Carroll Independent School District (CISD) in Southlake, Texas, demands the highest premium in the U.S.

Homes here average $2.2 million, while the metro area sits at $440,000—a jaw-dropping 390.9% markup or $1.7 million more.

CISD, covering 21 square miles with 11 top-rated schools, serves over 8,100 students and boasts ‘A’ ratings across all campuses.

California’s Coastal Coast: Laguna Beach and Tiburon

In California, Laguna Beach Unified School District (LBUSD) in the Los Angeles metro area sees median home prices of $5 million, against $1.2 million regionally—a 322% premium. “Laguna Beach is expensive because people want to be here!” said real estate broker Cynthia Ayers, pointing to supply and demand dynamics.

Similarly, Tiburon’s Reed Union School District averages over $4 million per home, a 304.7% premium over the San Francisco metro area’s $996,000, underscoring California’s steep education costs.
